599 Woodway Dr. Loveland, OH 45140
This home actually was a neighbor’s home. This home needed some work before putting it on the market. The seller took my advice and recommendations to heart. Decluttering throughout and got some old gym equipment cluttering the basement out. I sent over one of my general contractor handymen to help out with painting, sealing a leaking skylight, repairing doors on the screened porch, we even overhauled the basement, removing some old flooring that was damaged and replaced with a laminate and gave the basement a fresh neutral color coat of paint. They went out of town and boarded the dogs and used an ozone machine to help rid the “dog” smell. We priced the home accordingly for the still needed upgrades to HVAC, electric and for updating flooring on the 1st and 2nd floor. It was a home just needing some more “TLC” but we had over 30 showings the 1st week and received an offer after about a week that was accepted.

551 Blackhawk Trl,Miami Twp, OH 45140
This was a past client’s home in a nearby neighborhood in Loveland/Miami Twp. This home was being sold as part of a divorce. So, it had some sensitive nuances to how the sale had to be conducted, with it still being occupied by one of the spouses. This home had been mostly updated over the last few years. But, also had some downsides with damaged exterior siding, damaged driveway needing replacing, “pet smell” and just odds and ends throughout like damaged drywall, and/or missing molding/baseboards in the interior. Seller needed to sell this “AS-IS” meaning the seller wasn’t going to put any more money into this home for repairs/updates and or buyer inspections. However, we priced the home accordingly and received over 40 showings over the 1st weekend and received a strong offer that was accepted and made it through inspections, appraisal buyer financing and closed a few weeks later.

12154 Dorset Dr,Sharonville, OH 45241
This home was in Sharonville the seller was recently widowed. So the sale of the home was a big and difficult decision. It took time for the seller to decide to sell and her plan was to move out of state back home with family in Georgia. I spoke with the seller off and on for months providing insight on the market, values, and advice to best prep the home for the market before we actually listed the home. She needed some time and help in getting the house ready, decluttered and packed. She also was hearing from family to sell herself and not use an agent. She had a lot on her plate and she was mostly handling everything alone. After researching the subject further, I met with one of her family members to discuss the sale and they felt it would be a much smoother process with me listing the home than attempting on her own. She ultimately didn’t want to coordinate showings with strangers; and allowed us to list her home. This didn’t last long, having non-stop and overlapping showings over the 1st weekend on the market and we had multiple offers that pushed value above asking price.

5636 Raven Valley Dr,Liberty Twp, OH 45011
Now this home in Liberty Township We were very excited to list because it was such a cool home. It was unique because it was on over 2 acres and nestled in a neighborhood where most houses were on 1/4 an acre. It had its own pond and a 2nd detached garage, pool, finished basement and had the primary bedroom suite on the main floor. So, there weren’t many similar comparables to compare to for value. We listed at a price that both the seller and I were comfortable with based on what comparable sale data we had. We launched our photo, video and drone marketing and this home had non-stop overlapping showings and offers beginning day one. We knew it would get a lot of activity. But, we were surprised by the overwhelming response. We had strong multiple offers well over asking price. It sold for $100k over the asking price or about 16% more than asking on the 1st day.

4266 Ashland Ave,Norwood, OH 45212
This home was my personal home in Norwood we sold in 2017 before the market skyrocketed post Covid. I bring this home up because I listed it on the market like any Realtor would do. But, I actually attracted and found the buyer through one of our digital marketing ads on social media. What we do to separate ourselves from other agents in the market is market and advertise heavily using video online. This particular buyer was relocating here from out of state and not familiar with Cincinnati’s suburbs and neighborhoods. He was starting a job in Mason. So, he was researching and looking at homes in and around Mason. However, facebook’s algorithm identified this person as a potential home buyer in the area and put my ad for the house for sale in Norwood in front of him. He inquired about the house and the area with his realtor. And although this wasn’t on his “radar” as an area he was initially looking in with his realtor through his MLS search, he asked his realtor to see this home. He ended up being the buyer that offered and closed on this home.

Jeff Williamson did a fantastic job in the whole process of selling my home. He was extremely punctual from start to finish. From our first meeting discussing the sale of home to arranging the closing at his own home to be accommodate my schedule. Jeff is very knowledgeable about the Housing Market and listens to your needs. I had the pleasure of working with Jeff when I purchased and Sold my home and would definitely use him again/refer family and friends. Thanks again Jeff for all the hard work.

Jeff was wonderful to work with, would ABSOLUTELY recommend him to anyone in the Cincinnati area looking to buy or sell! He was very informative and helpful even through some hiccups (to no fault of him or us) during our buying and selling process. Jeff was always quick to reply to texts or calls and very easy to work with for custom MLS searches and through the entire selling process. Thank you, Jeff!

Most recently, Jeff Williamson helped sell my home fast, having received several great offers within days of listening. This is the fourth or fifth time I've used his services and I'm always happy. Very knowledgeable about the Cincinnati market and all the quirks about real estate transactions that the average home buyer wouldn't know or even think about. I highly recommend him and his team!

Jeff was an absolute pleasure to work with. This was my first time selling a house AND I was managing the process from across the country. Jeff was always one step ahead of everyone else involved, which really put my mind at ease. He made what I thought was going to be a very stressful task seem simple. Highly recommend!
